How much does end of tenancy cost?
An end of tenancy clean costs £150 to £250 for a one-bedroom flat, £200 to £320 for a two-bedroom, £280 to £450 for a three-bedroom house and £380 to £600 for a four-bedroom. Carpets and exterior windows are normally priced on top.

Keep the invoice and the before-and-after photographs. If a deduction is disputed later, the deposit scheme's adjudicator is looking for evidence of work actually done at a real cost, and an invoice from a cleaning company is exactly that. It is also the fastest way to answer a landlord who says the clean was not up to standard.
What moves the price
- Size, counted in bedrooms and bathrooms. Bathrooms move the price more than bedrooms, because limescale is the slowest work in the job.
- The condition it is left in. A property cleaned regularly through the tenancy is a different job from one that has not been touched in two years.
- Whether carpets are included. Carpet cleaning is typically £35 to £60 a room on top and often needs a separate visit.
- Whether exterior windows are included, which above the ground floor needs pole or ladder access.
- How much notice you give. Same-day and next-day bookings carry a premium in most towns.
- Whether the property is empty. Cleaning around furniture and boxes takes longer and produces a worse result.

Questions about end of tenancy
When should the clean be booked for?
After everything is out and before the check-out inspection, with the property empty. Most companies want a full day's notice and the keys or a code.
Does the guarantee protect my deposit?
No. It covers the company's own work, normally by returning to put right what was missed. It is not insurance against a deduction for something that was never in the quote.
