How much does patio cleaning cost?

Book the clean and the black spot treatment together, and expect two visits. The treatment goes on after the wash and works over a fortnight, so a patio quoted as finished in one afternoon has either skipped it or is about to disappoint you.

What moves the price

  • Area, which is what the price is built from whatever the quote looks like.
  • The material. Sandstone and limestone need care; porcelain and concrete do not.
  • Black spot lichen, which is a separate treatment over a fortnight rather than part of the wash.
  • The joints, and whether re-pointing or re-sanding is in the price.
  • Access. A patio reached through the house is slower than one with a side gate.
  • Sealing, which roughly doubles the visit and changes the maintenance afterwards.

Should I seal it afterwards?

It keeps it cleaner for longer and deepens the colour, and it commits you to resealing every two or three years. On a patio you would rather forget about, leave it.

How long before it needs doing again?

Twelve to twenty-four months. A north-facing patio under trees greens over faster than a sunny one, and nothing changes that except light and air.
